Semi-custom homes. Start from a plan we have built before.
A new home without the design timeline of a fully custom build. Choose one of our 17 plans, adapt it to your lot and the way you live, and personalize the finishes, fixtures, cabinetry and flooring, so the home feels distinctly yours while the build stays streamlined. A semi-custom home takes about 6 to 8 months to complete, depending on the changes made to the plan.
Every plan is a starting point, not a catalogue. Each one has been built before, and each can change.
How semi-custom works.

Pick a plan
Seventeen plans, ranch and two-story, in a range of sizes. Each one shows its floor plans, its optional spaces and its front elevation, with the brochure to download.

Adapt it
Change the elevation, the room sizes and the optional spaces: in-law suites, conservatories, sunrooms, extended garages and finished lower levels are drawn on every sheet in dashed outline. We adjust the plan to your lot before anything is priced.

Make it yours
Choose your finishes, fixtures, cabinetry and flooring. The Leavitt Standard is already included, so you are choosing between good options, not paying to reach them. A dedicated project manager looks after the build and is your point of contact throughout.

Custom or semi-custom?
The build is the same either way: the Leavitt Standard, a dedicated project manager, Kyle on every job site, and Leavitt Connect on your phone. The difference is where the design starts and how long it takes: about 6 to 8 months for semi-custom, 10 to 12 months or more for fully custom. Semi-custom starts from a plan we have already built and adapts it; a custom home starts from your ideas and is drawn from scratch.

We do not finance homes ourselves, but we have a banking partner we recommend to help you get the best available financing. Who you borrow from is always your choice.

Warranty
Every home comes with a one-year warranty from Leavitt Building Group and a 2-10 Home Buyer's Warranty.
What every Leavitt home includes.
Much of what other builders sell as an upgrade is simply how we build. Every home we build includes the Leavitt Standard: 9’ ceilings, quartz countertops in the kitchen and the owner’s bath, hardwood or luxury vinyl plank flooring, Andersen® windows, a finished and painted garage, and more.
